Market | Fort Lee, Cliffside Park, Edgewater & Bergen County | Last 90 days | Aug 3 – Nov 1, 2026

Bergen County housing market

Prices here depend on the type of home. Over the last 90 days, a Fort Lee co-op sold for a median $217,500, less than half the $482,500 median for a Fort Lee condo. County-wide, Bergen County single-family homes sold at 103% of list price with 2.1 months of inventory, so the house market is still tight while co-ops sit longer.

Mortgage watch | October 29

Freddie Mac’s October 29 survey put the national 30-year fixed average at 7.24% and the 15-year average at 6.60%. Refresh your lender’s payment estimate before setting a search budget; an average is not your individual rate quote.

Buying this season

Choose a monthly payment you are comfortable with, including taxes, insurance, HOA or maintenance and parking. For a condo or co-op, request the building documents early and review purchase requirements with your agent, attorney and lender.

Selling this season

Price against the homes your buyer can choose today. Take care of lighting, clutter and repairs before photos. For a condo or co-op, gather the fee schedule and assessment information early. The county median is context; competing listings near you matter more.

Neighborhood focus

What this means for your move

  • Fort Lee: high-rise condos and co-ops near the GWB. Compare the full monthly cost (fees, taxes, parking), reserves and assessments, and co-op board requirements. Sellers: price against your building, not the county median.
  • Cliffside Park: Palisades high-rises with skyline views, plus two-family and single-family homes. Compare floor level, parking, fees and the condition of older homes.
  • Edgewater: waterfront condos and townhouses on River Road, ferry to Manhattan. Ask about association fees and flood zone status and insurance before an offer.
