Mortgage watch

Freddie Mac’s October 1 national averages were 7.28 percent for a 30-year fixed mortgage and 6.60 percent for a 15-year fixed mortgage. Your lender quote will vary. [2]

My take

Single-family homes sold above final asking price on average, with about two months of inventory. Condos, co-ops and townhouses sold close to final asking price, with 3.63 months of inventory and longer selling times. Your pricing and negotiating strategy should reflect your property type and building.

Location: Van Saun County Park, 216 Forest Avenue, Paramus.
Time: 11 a.m. to 3:30 p.m.
Outdoor art show and concert. Rain date: October 11. [4]

October 24 | Fall-O-Ween, Fort Lee

Location: Hudson Lights Park, 183 Main Street, Fort Lee, by the Be Fort Lee sign.
Time: 11 a.m. to 3 p.m.
Free family fun with face painting, balloon twisting, a magician, a DJ and candy. [5]

October 25 | Music at the Barn, Park Ridge

Location: Wortendyke Barn Museum, 13 Pascack Road, Park Ridge.
Time: 1 p.m. to 3:30 p.m.
Free bluegrass concert featuring the 16th Annual Cider Barn Band. [6]

All month | State Line Hawk Watch, Alpine

Location: State Line Lookout, Palisades Interstate Parkway North, Alpine. Use the dedicated State Line Lookout exit, two miles north of Exit 2.
Time: Generally 9 a.m. to 4 p.m., subject to weather and volunteer availability.
The migration watch runs September through early November. Bring binoculars. [7]

Before you head out

Check the organizer’s page for weather changes and final details. In the Palisades, the Giant Stairs and Dyckman Hill Road and Trail remain closed. The Fort Lee Historic Park Visitor Center is scheduled to remain closed through October 9. [8]

If you’re buying

Choose a monthly payment you’re comfortable carrying, then compare properties within it. Include taxes, insurance, association or maintenance charges and parking. For a condo or co-op, request current building documents and review purchase requirements with your agent, attorney and lender.

October home checklist

Schedule heating service before cold weather. Clear gutters after leaves fall. Check weather stripping, exterior lighting and smoke and carbon monoxide alarms. If you live in a managed building, confirm which seasonal tasks belong to management and which belong to you.
